APPRAISER SCORING AND EXPERTISE

Appraisers are scored on each order for Communication, Professionalism, Service, Quality and Tum-Time both for accountability and to create a meritocracy with the highest-performing Appraisers receiving more orders and repeat business. Appraisers’ property type expertise – such as Acreage, Green Homes, New Construction, Rural, SFR with ADU, Waterfront, and 2-4 Units – is considered during the qualification process.

Experience with Construction, Conventional, FHA, Investment, Portfolio, Rehabilitation, Reverse, Salable, and USDA lending assignments is also considered to determine Appraisers’ eligibility for specific assignments.

Hiring right eliminates many of the appraisal quality issues, revision requests, service delays, and underwriting concerns that plague poorly assigned orders.

GIS MAPPING AND GEO-BATCHING ORDERS

Graphic Information Systems visually display the Subject property on a map along with the location of every eligible Appraiser covering the local market area. Appraisers’ Scores are displayed along with their proximity to the Subject property to ensure Appraisers’ geographic competency.

In addition, every qualified local Appraiser with an upcoming Inspection in the Subject’s area is highlighted. An Appraiser already traveling to the Subject’s market area usually appreciates the opportunity to pick-up another nearby assignment.

Batching orders increases Appraisers’ efficiency, and it also promotes earlier Inspections and quicker Tum-Times for Agents, Borrowers, and Clients.
